I planned and built with a [Einliegerwohnung]. My parents-in-law live in there. It had tax advantages. The concept of the multi-generation house still works well. For over 20 years. Renting to strangers is out of the question for me.

Thank you for the answers. Yes, these are properly separated residential units. Unfortunately, the apartment on the 1st floor does not have a balcony, that would just be the case. Terminating after 5 years due to personal use might also be problematic as a prospect for the tenants, depending on whether one feels that tenants can find a new place quickly and easily or whether it really becomes a problem for someone. This is certainly not economically rational, but if it came to that, I would surely have these concerns. Overall, I therefore understand the disadvantages expressed here about the rental concept. We will probably build up some more equity and continue the search for a suitable property (whether detached, semi-detached, or terraced house, mid-terrace house) in the meantime. Many thanks to everyone for the help!

Just practically considered quite soberly: C. so young and with such a small child and in the income situation of a realistic property ladder, it is quite clear that Villariba moves into the middle house while Villabajo waits for the market weather to develop favorably for a Neuschwanstein. Literally rows of similar situations and playmates within walking distance are practically paretoparadisiacal conditions. A. a nearly forty-year-old house is not a wreck, but also not a "new car". Renting in lot size of one residential unit is Hornberger shooting at its best, and to also "spread out" in the EG and KG ... you notice yourself, right? B. renting – as said, forget the gamble with the economic cycle bet, overall building will not get cheaper – the (in-law) parents won’t fit in either. Now look for suitable developer objects* (in two threads it’s currently about self-management at Traumhaus / Hildmann, the market will clarify and consolidate) and aim there with happily thriving kid for the upgrade planned for 2034/35. The range of alternatives A to C also spans too many octaves even with the good income situation. The Wolpertinger world salvation is a dream, answer your housing question in reality. This Austrian word for real estate is a "sign" ;-) *) exactly for such young families like you, whole baking trays full of semi-detached houses are constantly baked

With that salary, it is really worthwhile for tax reasons to have a rental portion, and owning your own house has advantages (depreciation; termination). But then a small granny flat or (parents-in-law). A typical two-family house with an independent staircase on the side can only be converted into a single apartment with a lot of effort.

So I still find it understandable in no situation.

With a low salary, you can't afford the granny flat anyway, and with such a high salary, you no longer need to put up with something like this because of a few tax tricks. And depending on the parents-in-law, it can be even worse than strangers as tenants.

But ultimately, everyone has to know for themselves how important money is to them and how important it is to have peace.

Dear
thank you very much for your post, which I found pleasantly cryptic, which I mean as a compliment.
Unfortunately, I have not fully understood everything with complete certainty, so please pardon me the following questions:

Villariba and Villabajo are the two villages from the dishwashing detergent commercial, where Villabajo always chooses the "clever" behavior, I remembered that correctly, right? But you advise us content-wise rather against waiting, if I understand the overall text correctly?

If I may ask about this, to what extent are you referring to 2034/2035? Or should it be 2024/2025? Thank you and best regards!

Dear ,
thank you for the comments, I also took from the thread that our plan A) actually found very little resonance and of course I take that with me, insofar as we are now rather looking in other directions.
