Feedback on the house construction offer

Hello,

I would like to ask you for feedback on the following 2 offers (and the associated total project costs):

Baseline:


- External dimensions: 7.18 x 14.00 m // roof pitch 24 degrees, knee wall 0 cm
- Ground floor and upper floor (attic not convertible)
- Outdoor facilities and other ancillary construction costs not included

Cost proposal 1 - Top prefab house provider (wooden construction)

a). Construction cost as mentioned below:

- Completion stage: bathroom finished (i.e. turnkey minus interior painting, floor coverings/wood flooring, bathroom fittings but connections included, interior door)
- incl. photovoltaic system and battery storage
- incl. smart home
- incl. KfW40 plus efficiency house (KfW-subsidized with 34,000.00 Euro)
- incl. THZ 504 air-water heat pump with ventilation system and cooling function (BAFA-subsidized)
- incl. underfloor heating on ground floor and upper floor, as well as in the basement (hobby room, cellar, and entrance area) up to 160 sqm
- incl. bay window in living area as cantilevered bay window and external blinds
- incl. anthracite wood-aluminum windows with electric shutters
- incl. lift-and-slide door in living/dining area
- incl. staircase in natural oak design as a quarter-turn staircase in folding structure look
- incl. widened pull-out stairs to the attic
- incl. front door 1490 mm wide
- plastering Q3

= 360,000 EUR (incl. VAT)

b) Basement (white bathtub) - 70,000 EUR
c) Earthworks/water retention - 40,000 EUR
d) Bathroom/interior painting/interior door - 20,000 EUR
e) Architect - 15,000 EUR

total - 505,000 EUR

Cost proposal 2 - decent general contractor (solid house)

- Architect, site management and service fees
- Basement (white bathtub)
- Civil engineering without water retention
- Brick construction
- Floor coverings - material price of 14,-€ gross per sqm. For tiles 20,-€ gross per sqm is calculated
- Underfloor heating - everywhere including utility area in the basement
- Bathrooms complete but standard (without fittings price reduced up to 5k)
- Staircase - concrete
- Plastering Q2
- Windows plastic with electric shutters
- Air-water heat pump with ventilation system and cooling function (BAFA-subsidized)
- Interior painting included (without price reduced up to 5k)

= 530,000 EUR

b) Water retention - 10,000 EUR
c) Bay window/luxury bathroom fittings - 10,000 EUR
d) Wood - aluminum windows - 15,000 EUR

total - 565,000 EUR

My heart is with solid construction, but the prefab house offer is simply too tempting.

I would be very grateful for your feedback!

Hopefully you don't want any feedback on the floor plans.

In any case, do yourselves a favor and use a single planner for the entire semi-detached house.

It seems the interior finishing is missing too – not just in the bathroom ;) Is at least the base slab included in the calculation?

Yes, yes, it will be addressed in another post, but I think it only makes sense if you give me feedback on the finalized plan from the architect. I will update this post as soon as we know something new.

I already remembered that you discuss the floor plan in . But that the floor plans shown there could be made even worse again, I am almost impressed by that. Did you actually swap the halves of the plot again? - I think I remember your part in the right side of the plot. Besides, I still hold on to my confidence that you do not have to build the halves of the house with the same entrance side and continue to advise you: do yourself a favor and move the house entrance away from the narrow side!

You have chosen a suitable name for yourself because of your elephantine memory :)

Honestly, after the first feedback, I completely gave up on the floor plan idea and we only requested the offer based on the floor plan of my construction partner. (Ideally, he should get credit for the fact that he still negotiated planning (stupid or clever) ;) )

Since the walls and other things can always move freely, we wanted to first determine the costs for the house with all the equipment.

Everything is open and as soon as an architect has created a preliminary plan based on my requirements, I will publish it here first for your feedback.
