Feedback on the house construction offer

What for anyway?
If I’m not mistaken, we literally got stuck at the point that there was no house planning yet and you (which I think is nonsense without any foundation) tried to get offers for budget estimation based on the (preliminary?) house design of the neighbor. I already said about that:

It is certain that we will both hire the same architect.

Meanwhile, the WH’s offer is based on the attached floor plans.

Considering my budget / my expectations regarding equipment (e.g. large windows in the living room, at least KfW 55, air-to-water heat pump), I have to settle for a single-family house, even if my heart is not in it. For various financial and personal reasons, I have to decide quickly; too much time has been lost searching for the plot.

For the windows / doors of the large and street elements, I would always choose aluminum, and for the others one may gladly be satisfied with PVC (for which, if colored, I notoriously recommend Gealan). In my opinion, venetian blinds are shading for living rooms, and roller shutters for bedrooms. If dark, then in my opinion not plastic.

Unfortunately, with FH providers, there is no choice of manufacturer. Also for strange reasons, WH does not offer pure aluminum windows, but only plastic, wood, and H-A. Regarding the gravel screed, I actually requested additional school protection when I realized that in an FH (based on a visit to the building center) you can hear someone walking much more distinctly on the first floor than in a solid building. To mitigate this, the lady from WH suggested the gravel screed for additional costs of 3k, but I have no idea if it really makes a difference. I could not find much about it on the internet.
