Hello everyone,
thank you all for the feedback. So it may be that the demolition costs are not quite right yet. However, the examples given for the demolition costs don’t really put me off. I am not expecting asbestos and the existing building is only about 120 sqm. Of course, you can’t just demolish wildly, but if I scale up the examples, there might still be some buffer for careful work. But we will see, it could be tight...
Here is my sqm total from the individual rooms:
Originally, in our dreams ;) there was also a gallery planned in the attic, which might have been possible with the 40-degree pitched roof. But I have already said goodbye to that. I’m also not sure if that would have worked. The planned dumbwaiter for about 20,000€ probably won’t happen either...
Regarding the guest WC, I agree with you, it’s not ideal... still something to consider. Personally, I don’t find it too bad if guests also use the master bathroom. Someone once told me not to plan for guests, that it would probably be secondary in the planning... no idea if that’s true, but there might be something to it.
Regarding the wider terrace, which is oriented toward the north/east, we have planned (depending on whether it is permissible and financially feasible) to make a balcony about 1.5m - 2m wide across the entire building width. Then the entire terrace would be about 3.5m-4m x 6.7m.
Regarding the square terrace, which is oriented toward the south, we thought it would be nice to catch the sun a bit better there. Also, the terrace offers a good view of the central square of the district where festivals are regularly held and there is always something going on. Additionally, you have a direct view of the opposite church tower (50m) which is also nicely illuminated at night.
