Hello everyone,
I am Christian and have been reading in this forum for some time. Now that some plans are becoming concrete, I am creating my first post.
I have the opportunity to take over my parents' house, my parents would continue to live in it.
The house is from 1965 but offers too little space for all of us, so I have the following ideas, of course always under the condition that the renovation is approved. Of course, I will ask before detailed planning but at the moment I still need support in the idea finding.
The house currently has 1.5 floors with a basement, the basement ceiling is about 1m higher than the garden, the knee wall on the upper floor is about 1m high, so there is a clear slope.
The ground floor, which should function as a separate apartment for my parents, currently has a kitchen, pantry, living room, dining room and bathroom, so unfortunately one room too few, therefore an extension here would be ideal.
If already an extension, then ideally two-story, so that another room as a study/guest room is created on the upper floor.
The extension would be best attached to one of the two gable ends (about 9m length), I would find a wooden extension quite appealing.
However, to finally create the desired space for our family of four, an additional storey would also be necessary.
Here I am thinking of a flat roof or a hipped roof, so that without much increase in height another floor with a bathroom and three bedrooms can be created.
Currently, there is an attic above the upper floor, which is about 2.5m high in the middle, but in this state would at most offer space for one bedroom and bathroom.
Regardless of approval and statics, the following questions arise for me:
1. Since the basement protrudes about 1m from the ground, a quite high foundation would have to be built for the extension so that it is at the same level. Does it possibly make sense for a bit more money to cellar the extension as well?
2. Does anyone have experience how an additional storey with a new roof could look in this case? Is the roof with attic taken down to the knee wall and rebuilt? So also all intermediate walls on the first upper floor?
3. Does anyone perhaps have another idea how it could be realized?
An extension on the long side would also be possible, but that takes garden space in the direction where it is most used.
