Expert: For which construction phases is it urgently necessary?

What kind of contract is this? I would say that here the developer is acting differently. Of course, I don't actually know. But very unusual...

We have exactly the same model. In our case, the BT remains the owner until the handover of the house and at handover it is transferred to us accordingly.

And this is exactly what the payment plan shown here means, that the buyer makes installment payments for services almost parallel or analogous to the performance achievements, which at that time are still those of the seller. So quasi quid pro quo (of someone else!). Here either the legal model or the monetary procedure fits. Payments to a BT at moments when it would logically be to a GU create at least strange question marks above my head.

Thanks for your assessment from your side. Did you have an expert with you? Regarding the site inspection: this is a large construction site with 3 construction phases, about 200 apartments and 50 semi-detached/terraced houses. Believe me, no one just wants to stroll across the construction site and then look at their property without an appointment.

I don't quite understand your assessment yet. Neighbors had the contract checked, it is not optimal (especially the construction description) but legally it was clean. The notary also confirmed this, whose standard BT contract it is without changes. According to him, it has been used ten thousand times just in Munich in recent years.

@all are there any other opinions regarding experts yes or no and if yes, when?

Then you pay your installments, but ownership remains with the developer until handover?
Where is the security for the paid money there?
If the developer is still the full owner, then you depend on his goodwill. You have no rights there at all.
Or am I seeing that wrong?

I'll put it this way: the craftsmen probably don't care who is still running around on the construction site.

We are currently also looking for a building expert for our construction. I wouldn't want to build without one. I am not a professional and would prefer to have the work on/in the house assessed or accepted by a professional. It involves a lot of money and the future roof over my head, so in my opinion, you shouldn’t save in the wrong place.

One of the offers we received included a list of inspections recommended by one of the building savings contracts. According to the building savings contract, the processing of these lists including site visits and the writing of the protocol is estimated to require around 20-25 hours of effort.

    [*]Before concreting the floor slab, when the main pipes are laid
    [*]Before concreting the floor slab, when reinforcement and, if applicable, joint sheets of the floor slab are installed
    [*]After completion of the basement floor, before the excavation pit is backfilled
    [*]After completion of the shell including roof structure
    [*]After installation of underfloor heating/insulation before the screed is laid
    [*]Inspection of installation work (water, wastewater, heating, and electrical) in the house
    [*]Inspection of window installation before facade and interior plaster are applied
    [*]During and after facade work (insulation, plaster) as well as roofing work
    [*]After applying interior plaster and screed
    [*]Final acceptance including painter’s work, building elements, etc.

You certainly don’t have to do everything exactly as suggested and can definitely combine appointments. But as a guideline, I actually find this list reasonable as a layperson.
