Experiences and advice on planning a single-family house - advice or feedback?

We are further away from Stuttgart, attached is an offer from the civil engineer. Our main costs are not the labor time but the pure disposal of the excavation material. In addition, 5000€ for the staircase, 10000€ for laying the floor, you're already at 55000€ and "the basement" is not even included yet, the walls are not built and plastered, drainage not installed and no electrical work yet. I think 100k€ will almost certainly add up, possibly more.

I don't know what role the other floor plan (the one with the side entrance) plays now, but in this Artis floor plan the kitchen is basically the heart of the house. You take the soul away from the house by closing it off.

The thing with the basement was actually one of the first things we could agree on, so it doesn’t feel good to discuss it again.

You shouldn’t discuss the planning among yourselves as laymen and then go to a company that has something similar as a catalog model. Instead, you should find a sales-independent building consultant (architects are not the worst for that) and discuss the planning with them.

I thought that you should be able to "simply" place the stairs to the basement under the existing ones. There is a storage room shown in the plan, the door could then become the access to the basement stairs.

You are basically thinking correctly, but the basement stairs would then have to be attached at the exit or the two closet niches in the study and in the “hallway” part of the living room would disappear. Overall, however, the floor plan set shown on the website does not appear to me to be a bestseller – consequently, I suspect this model is built more often in varied forms than in the "original". But this is exactly the core advantage of choosing a catalog model.

First of all, thanks (also to everyone else) for all the hints, that is absolutely helpful! Unfortunately, a gable roof is not possible; a flat roof or a shed roof with up to 8 degrees pitch is prescribed. The basement was actually one of the first things we agreed on, so it doesn’t feel good to discuss it again. But spending money for nothing (or little) is also not our goal, so thanks for the tips, we will think about it again.

Consider with the basement whether you can not completely sink it, but let it protrude 1 meter out of the ground. Then you can also get rooms with living quality there, if you want.

The interior finishing follows at the same speed, so no construction method overtakes another here. The only thing that goes "faster" is the time-lapse watching at the assembly appointment vs. the shell masonry construction.

Depends on the company, the interior finishing at Schwörerhaus is completed in under 4 weeks, because the pipes are embedded in the walls and the screed is transported to the construction site as prefabricated parts. Outside, it is also plastered mechanically in the factory and only the corners are done on site.

Unfortunately, this is only rarely allowed. Besides the mansard roof, this is the second (common) collateral damage of modern development plans: here the limitation of the top edge of the finished ground floor level to a maximum of 50 (rarely 60) cm above the access road.

Therefore probably the Schwörer house joint at the height of the floor transition.
