A large dining table 150 - 180 cm, space for 6 chairs without feeling "cramped". L-shaped sofa, currently we have about 5 running meters of countertop in the kitchen (with stove and sink) - it shouldn’t be less than that. A few meters of bookshelf, a view of the TV without a neck twist or binoculars, should also be included.
The "44 sqm is generous" was also our first thought, until we had the detailed measurements and started planning the furniture...
Yes, the entire wall is a window. (Not openable) Plus the glass door at the corner.
The other rooms have no connections, remodeling for that would be horrible. Electricity might be possible, water not – simply no basement and I won’t chisel into the floor heating. ;-) Besides, we need the rooms anyway, otherwise something would be missing...

Thanks for the idea.
But then the upper cabinets would be missing and thus quite a lot of storage volume. :-( (Storage options are available in other rooms (the utility room is huge), but running there for every pot or bag of flour?)
The view to the TV is "around the corner" and a carpet "by the sofa" hardly works either, otherwise you always walk over it heading to the terrace...
We measured the distances three times during the first viewing, we couldn’t believe it either!
BTW, that can still be improved... The "kitchen window" has two wings, only one with a handle, the other rather fixed – of course the wing opens towards the "kitchen wall".
The crazy thing is, the other rooms are cut very well, the bathrooms fit, the hallway is okay, the technical equipment is top. Price, building fabric and location are also good.
But if we can’t come up with anything for that room, somehow it all doesn’t work... (But we have apparently already turned down several interested parties.)
