Hello,
(in the hope that a) this is the right place and b) to find some thoughts... if the post is in the wrong section, please move it)

we have somewhat abandoned the idea of a new build, here in Berlin that is hardly realistic at the moment. (Therefore, here is a question about an already existing floor plan/object.)
Now we have found an almost new house that we like in terms of location/object/etc., but...
The main room - obviously originally planned as kitchen/dining and living room - somehow cannot be sensibly furnished for us. Floor plan/3D attached, the house is a timber frame prefabricated house, so not easily changeable or possibly not within the price range anymore.
No matter how we turn it, only one (much too small) kitchen unit fits against the wall with the water connection... The rest - dining table, sofa, TV, cabinet, etc. - then somehow does not really fit if you consider the given paths and dimensions.

(The measurements are correct, double-checked ;-) and the construction plan is available. Unfortunately, the previous owner cannot be asked, he is no longer available. The house is completely empty.)

We would be grateful for suggestions/ideas!

Thank you
Manni

Please show the entire floor plan (due to alternative uses) and the original plan (because of the kitchen connections) and fill out parts of the questionnaire pinned above in this section, as it makes a difference whether the room is to be used by one person or a family of four.

How about an overall floor plan so that you know where everything is? Possibly also a north arrow and the location on the property. It might also be good to precisely mark the water connection.. ah, that’s probably the small faucet. The measurements cannot be seen.

Then information such as whether there is a basement? Underfloor heating? etc.? There is a special forum on the internet with a checklist for kitchen planning, all relevant questions.

All right...
Attached are the sketches again with readable information (sorry, the original is readable...) and more details.

There are no alternatives to that room... All the other rooms are needed.
I don’t have a plan with measurements for kitchen connections (we’re not that far yet) and detailed planning is not necessary yet. But somehow, we cannot furnish anything "nicely" in that room, without "too little kitchen", "too cramped", "in the way".
(And no, we don’t need detailed kitchen planning, but rather THE idea of how something could fit in there - including the sofa. We don’t see the owner’s idea; the rest of the house is logical and very practical.)

Water/sewage/electricity is spread along the wall.
Use by two people, underfloor heating, storage area/room available, workspace for the kitchen still necessary, dining table for 4+ people, large sofa as well.

Without a complete floor plan to assess walking routes, etc... then not. Basement? Site plan?

Path: from the hallway, you enter this room from the direction of the main entrance, through the glass door you come out onto the terrace, through the door at the bottom edge into another room (office?!). Basement no. The "top right corner" in the floor plan should be West (I don't have the overall location plan, which doesn't help much with room furnishing, does it?!)
