In the end, it should "just" be a normal house without much fuss.

There is no such thing as just a normal house here in the forum, please keep that in mind ;)

I did not recommend the update, but only pointed out two things that I think one should simply be aware of.

You can live well with a normal doorbell. I don’t need more than that either. It just has to be clear that only a 2-wire doorbell cable goes there and not a LAN cable.

I find roller shutters perfectly fine throughout the house. In the living area, however, I simply find venetian blinds better because you can shade and still look outside. Depending on the orientation, I also find it important to have shading in the living area. From my point of view, too little attention is paid to summer heat protection. Of course, a large roof overhang and planting can also do a lot.

These were just a few suggestions and not: You must install everything like this now, otherwise your house is sh…!

…. Otherwise your offer would look different ;)

Replace 'regular' with down-to-earth :)

Regarding the construction service description:

I find the costs for the tiling trade extremely high. Back then, I had the tiling trade removed for a credit and commissioned it myself. The tiles came from the wholesale and a tiler installed them. Tiles for the utility room come from the hardware store for about €10/sqm. Costs for the utility room (approx. 10 sqm) about €700 material and installation including priming and cutting the baseboard from the tile and grouting with transition strip. I think you could save a lot there.

But only do that if you are absolutely sure you can find a tiler.
