Is your property perfectly level, because on page 2 it states that the calculation assumes a maximum deviation of 10cm in the area of the building structure? This could be a point for the general contractor to save some money.

I have looked at the electrical area. Surely, a few more sockets will be added. Additionally, the network cabling for stationary devices and for access points will be included. Is a photovoltaic system being installed? If not, at least prepare everything for it. Also, prepare the connections for an electric car, and an additional LAN cable is not a bad idea. Is electricity needed in the garden? So far, there is only one socket included in the outdoor area. Is a standard doorbell at the front door OK?

one more tip: don’t use plastic casing for the blinds. We decided on the aluminum version. Especially with large window elements/sliding doors, you’ll regret the "cheap" plastic parts later. Yes, with the electrical sampling, quite a bit is added on. Regarding the painting work, we had removed it and had it done ourselves by a local painting company after the house handover for half the price. Also with painter’s fleece. We also had the tiling work done later by locals. Unfortunately, the builder wanted too much extra for that.

General information about shading the living area. This is a point that is very important in new houses. How did you envision or plan this? If you rely on roller shutters, the room quickly becomes dark. Exterior venetian blinds are an option, of course, but they cost money.

I usually keep my large windows in the living room and bedroom completely closed during the day from about 9:00 AM (depending on the sun's position). They then go back up around 6:00 PM. This way, both rooms do not heat up as much. It's pleasant in the evening. The plants are outside anyway. And the ones we have indoors still grow and thrive beautifully.

But this is subjective and also depends on the location (south or north of the country, city or countryside). We only shade the bedroom, and it doesn't matter there if it is dark. Otherwise, everything is open now (large windows in the open-plan living area facing south), outside and inside it is a pleasant 27 degrees. In the evening it gets so cold here that after a good draft the house quickly cools down again.

Funny! When I read that, I thought: now all that’s missing are the fancy nice-to-have items from those who like to upgrade their place with all sorts of gadgets (without looking at the wallet) and advise the OP to all sorts of upgrades without empathy, like for example external venetian blinds… And then comes this: :D I’m reading something about double-wing doors with a max width of 2 meters… ;)
