Hope dies last. I believe that having a walk-through living room so you can actually see the teenagers is just wishful thinking, as is, in my opinion, the delusion that bar stools at a kitchen counter can encourage kids not to go to school without breakfast. In both cases, it's usually just the flip side of the coin that reliably works ;-)

For how many people is the floor plan intended, are the 2 children already existing?

From the style of the exterior facade, I would rather see a flat roof, unless it would be too elaborate with, for example, predetermined greenery?! I somehow find the hip roof like a foreign body compared to the rest.

Otherwise, I also find the open staircase in the living room quite inconvenient, due to lack of privacy... especially when the children have guests? I like the upstairs!

The hallway could become a bit dark, so I would omit the door/wall to the living area. The staircase the other way around would be optimal :D, meaning access from the hallway area, but unfortunately that doesn't fit upstairs ;) I am not yet very fond of the bathroom on the upper floor; I would position the toilet on an exterior wall and near the window, maybe swap the shower/toilet. When entering the bathroom, you walk into the bathtub... maybe you could shuffle the bathroom layout a bit. I would place the dressing room BEFORE the bedroom, as it seems impractical depending on the user's habits. In general, I prefer when behind an open room door (here both children's rooms + bedroom) there is about 50 or 60 cm of width left for a shelf or wardrobe in case of possible remodeling. Perhaps too much emphasis was placed on the symmetrical arrangement of the windows; I would break away from that and maybe also from this roof shape. The floor plan makes a good impression, but I don't like the exterior view as it looks somewhat plain to me; I believe it can be improved!

Probably because of the extension/roof terrace. Tricky! If the builder were my neighbor, I would probably get into a feud with him. Everything is uncompromisingly pushed to the limit in terms of height. Humanly, that's just not acceptable, in my opinion.

Thank you very much for taking the time to comment on my post. It is a new development area with a development plan (no houses have been built yet). THE PLAN specifies an eaves height of 7 m and a maximum height of 9 m above OKFS (here the lowest street point of the property is used as the reference point). According to the NRW Building Code, if the upper floor has less than 75% of the ground floor area, it is not considered a full floor. This has also been taken into account here. Furthermore, the right neighbor is 2 m higher than us and is allowed to build an eaves height of 9 m and a maximum height of 13 m, so he will be significantly higher than us. The left neighbor is one meter lower and has the same conditions as us. Why should he be hostile to us when we follow the rules? The eaves height will be 6.3 m and the maximum height 7.75 m; we are significantly lower than the specified heights of the development plan. The building permit has already been granted.
