Hello,

we did something similar with a two-family house 4 years ago. Since we also store sensitive items in the basement, a dehumidifier runs there temporarily in the summer. The electricity cost amounts to about €120 per year. So manageable. In winter, the windows are open, so moisture is not a problem.

What I would definitely recommend is that if you install new windows, the house will be quite airtight. You will have problems getting the moisture out of the living spaces. That means either a lot of ventilation or a ventilation system.

I would rather say: expressing opinions and hopes without having verified their truthfulness or being even remotely competent for it. “Realtor” is often the plan B when someone has repeatedly failed the ground meat test but has a clean police clearance certificate. Then you just need a clean shirt and a mobile phone.

but that is already very generalizing.

I generally take a reserved stance towards insurance agents, car mechanics, and bank employees simply because I know too little about the subject and you quickly get the feeling... "this isn’t working out for my wallet right now." Nevertheless, you shouldn’t paint everyone with the same brush.

We have had good and bad realtors; the last one who handled the property with us was absolutely trustworthy and reliable. Of course, the commission hurts me, but you just have to expect that.

Sorry, real estate agents have nothing to do with honest and honorable professions like car flippers, loan brokers, or shady insurance pushers. During my search for real estate / land, I definitely got to know about 25 of these fellows more or less well. There was exactly ONE good man among them. All the others were uninformed, unqualified blabbermouths or not even that. No knowledge about the properties, lies as thick as thieves, often also apathetic, unkempt, and just all over the place. No, you can't like real estate agents, you MUST lump them all together and treat them with the greatest distrust until they convince you otherwise through competence and expertise. In my experience, that is as rare as a pearl in an oyster.

Congratulations on your new home!

Regarding insurance, I would always ask the insurance company directly. We are also with HUK and they actually have good service. To my knowledge, the pipes inside the house are insured; for everything else, you need to see. I believe in our case, due to the age of the pipes, the insurance for pipes between the house and the property boundary was excluded. If we had a tightness test done, that would also be possible. We just haven’t done it so far. Built in 1921 and apparently still original pipes up to the house.
The prices seem reasonable to me for a simple to medium standard (which we also have). I’m not familiar with balcony renovation. But I do know that you need a careful company for it because the sealing has to be flawless. Friends of ours also had serious problems with that at their house.

What’s the plan going forward? I always find renovations super exciting; ours was also a lot of fun and we’re still not completely finished.
