I meant 2366.7 euros per sqm including additional costs. That's why I also wrote that it's not clear to me what exactly is included in the sqm prices you read in internet forums. Would you say our budget is too tight?

I find that hard to judge. But 50k for the basement might be tight. I’m not familiar with slopes, but since you have more windows, it will also be more expensive. I think that has already been calculated with a fine pencil.

Just posted a few links to several online construction cost calculators (unfortunately deleted due to terms and conditions). All came to the conclusion that my budget should be sufficient. But I’m not quite sure how much one can rely on them.

That will be a tight squeeze, even if 570,000 euros is quite a bit of money!

The house including usable basement as a watertight concrete basement – with the back room expanded due to the hillside location – should cost around 330/340 thousand euros. Added to the cost of the plot and additional building costs, that makes about 510/520 thousand euros. From the remaining 60/50 thousand euros, the painter and flooring work will have to be covered, as well as the purchase of the kitchen. For the essentials of the exterior facilities, the remaining remainder will just suffice, provided the plot does not hold any further surprises (soil replacement etc.) for you.

If I were you, I would look for another plot; a flat one.

: Thanks for the assessment. The plot will be mainly built flat, some soil needs to be piled up at the front and then a retaining wall needs to be constructed (L-stones with gabions or granite stones). The topic of the slope ultimately refers to the fact that this retaining wall must be built and that a waterproof concrete tank is probably needed. What do you think, how many thousand euros should we budget extra to make the project feasible?

Hello,

Sigh - I should have asked more thoroughly.

A sloping site is something fundamentally different than what you now describe as secondary. That little lateral support cannot cost EUR 15,000 either, unless we are not talking about a little, but at least 2.00 m on the right and left.

Whether a waterproof basement is necessary, I cannot answer; here you should wait for the foundation recommendation from the geologist. Maybe a proper drainage is sufficient.

In this respect, I have to correct my estimate as follows: The house with a basement purely for use as a waterproofed basement should cost about EUR 300,000. Adding the cost of the plot and ancillary building costs makes EUR 480,000. From the remaining EUR 90,000 the painting and flooring work can be covered, as well as the kitchen purchased. L-blocks and the necessary outdoor facilities - even a simple garage - should also fit ... if the plot does not hold further surprises (soil replacement etc.) for you.

Rhenish greetings
