Energy refurbishment does not pay off! What to do?

Sit yourself or children in front of the old windows and in front of the new ones. Once the feeling as if you were sitting directly in front of an open freezer chest and once no feeling at all – at least no cold feeling, because no cold passes through anymore. That is an advantage you cannot put a price on.

Done it myself several times. I don’t want to live in such an energy guzzler that loses value day by day and offers no high quality of life.

Almost €20,000 saved heating costs per year? If the renovation including heat pump then after subsidies still costs €100,000, then I wouldn’t know any reason not to do it. If that’s no advantage for you, what else has to happen?

With “I don’t need that” there’s no point in even discussing with you. It’s a knockout argument (actually no argument, just a don’t care attitude).

How about value retention? Assume that the value of the house without energy-efficient renovation will approach zero in the medium term. In the commercial sector, we call such properties "stranded assets".

Can’t or won’t?

Hi Nordanney,
well, I don’t know why you always assume that it’s supposed to be horrendously cold :). Nothing of the sort... hence my statement: the indoor climate hasn’t bothered anyone so far. So why spend a lot of money to change it? Who talks about 20,000 euros in heating costs?... I said a total of 2,600 euros in energy costs per year overall?! It’s a nice (middle-aged) house where living has been comfortable so far. Only currently one is so triggered by renovation measures that it makes you think. And I don’t think it’s your place to question my lifestyle in terms of sustainability. My family and I have a smaller carbon footprint than most. We only have one (used) car and are not big consumers, maybe travel once a year, use public transport as often as we can, and largely avoid meat. So please, just stay calm!

But please. It’s not constructive. These personal quarrels in forums are silly and annoy everyone.

I’ll wait for the energy expert and then report on the renovation plan that will be calculated for me. Maybe you are right and with funding it will work out after all.

However, I don’t understand it either. already mentioned the keyword comfort: when I live somewhere, it’s my life. And why should I give up possible comfort that is affordable?
You can do cellar insulation (ceiling) yourself.
With the glass gable and open roof structure, I think of my parents’ house: the double-glazed windows are still good enough. Others can be replaced while keeping the frame. Possibly consider this air insulation via insulating beads for the facade. And so on.
Rafter insulation should be done professionally. However (I am not an expert):

You should definitely make sure to include value preservation and possibly increase in the payback calculation.

Here is your error in thinking, the 2.6k euros is now. Think about tomorrow and the day after tomorrow.

Btw: I always find it funny how gas owners always downplay their energy costs and when Putin stopped supplying us, everyone cried out for government subsidies.

Because it has to be that way when the windows are that old. That’s physics. Of course, you can heat against it – but the radiant cold doesn’t go away despite cozy temperatures. There is a reason why heating costs are so high. The walls and windows just have to be cold, otherwise you wouldn’t need to heat.
In the last almost 30 years in the real estate business, I haven’t seen any windows/houses nearly 35 years old where it was different.
Maybe you just don’t know the difference between old and new?

I’m not doing that. Just making you aware that you’re buying an energy guzzler that a) will eat holes in your wallet and b) eventually will be worth nothing because it’s unsellable.

which is silly. There are many advantages that have already been mentioned. But you have to accept them and not categorically reject with “doesn’t bring me anything” or “everything is fine and dandy as it is now.”

As I already said, you are not thinking long-term enough. You calculate everything based on today's prices, which is completely wrong. The data basis of your calculation is already completely wrong, how do you want to arrive at reliable results like this?
Another thought, if you don’t tackle these things now, you will probably still have to do them in 10 or 20 years. But by then you will have fully settled in and then live for some time on a complete construction site. Better to get everything done now and have peace until old age, right?
To me, it seems like the money just isn’t there and you are looking for reasons not to do it, but then just communicate that. Surely some good ideas could be found here regarding funding, etc.
