the entire house with 2 residential units + [Kosmetikstudio] + property + ancillary construction costs you will never get for 600,000 euros. you also cannot simply build significantly smaller. everything needs its space

No, they don't. €300K is a good basis, but even a million won't help if the house ends up costing €2 million and you don't want to make any repayments, if you know what I mean... So either double it or think of another idea.

Basically, a two-family house with a basement/extension for the beauty studio would be the right choice. A semi-detached house is almost always the same size, and then you'd again be living in a large house.

I also think that in the end it will probably be more of a multi-/two-family house. The extension can be omitted, as we would basically manage with 60-70sqm for the cosmetic studio and there are only 3 of us ourselves. When buying a used property, we would still have to factor in the renewal of the equipment (and hopefully no renovation). Yes, of course, 400,000€ would also be possible since we are already expecting 1,000€ in rental income. I just don’t want to overdo it for now. Everything should be repayable within a manageable timeframe (15 years).

Qm is not discounted. It costs what it costs. Whether 0EK or 300EK. After all, this is about two separate units plus a commercial property. And even the choice of land is quite limited. Regarding your question: Two-family houses can also be designed like semi-detached houses. They are usually on one plot of land, which cannot be realistically divided. Semi-detached houses do not have to look the same. Identical or twin houses are usually from the developer. Here, individual construction by an architect is recommended. Conventional semi-detached houses (or those that look like them) have the advantage that both units can be accessed on the ground floor, possibly with a shared main entrance. One apartment above the other has the disadvantage that one person has to endure noise above, the other has to use the stairs. But this is not always a disadvantage. And what should one build now? The one that best fits the plot and complies with the development plan.

The consequence of a completely windowless side would only be for a semi-detached house if built without offset – but that’s just a side note, I rather see this as a two-family house (possibly as a two-unit building with a maisonette). A beauty studio is a commercial business; that is allowed in a MI, possibly also conditionally in a WA, but not in a WR.


Of course, I’ll add to that, my further reading tips would be: and by with a comparable project.
