Hello,

so here it is, my first post in this really very informative forum. It is about, as with many others, the assessment of whether building our dream house is even possible with our financial means or if we are living in a castle in the air.

The facts:

What we want:

- Single-family house gable roof wood-massive prefabricated house Kfw 40 or 40+
- approx. 200m²
- without basement
- heat pump with geothermal collectors
- controlled residential ventilation with recovery and enthalpy exchanger
- double garage (flat roof as roof terrace)
- photovoltaic with approx. 7.5kW
- possibly Helix wind turbine 1.5-2kW
- possibly 12kW storage (Tesla)
- flush interior doors with invisible frame (Josko or Comtür)
- flush windows

about the finances:

Equity: €410,000
desired financing maximum approx. €350,000
We estimate the plot at a maximum of €200,000

If I now subtract the €200,000 for the plot from the total of €760,000, €560,000 remain

From the equity, I would like to hold back €100,000 for ancillary building costs (earthworks, kitchen, garage, etc.), which would leave us with only €460,000 for the house.

Is such a house feasible for €460,000?

Many thanks in advance, and if I missed something, please forgive me, as mentioned this is my first post, but I have been dealing with the topic of housebuilding for almost a year now.

What would you like to know or find out? Where can we help? You are here in the financing thread; without information about creditworthiness or financial situation, no statement can be made about the feasibility of financing.

Oh I'm sorry, then I probably ended up in the wrong category, shame on me! I wanted to know if with our mentioned means (Finanzierung passt soweit) a house as described is feasible or if I need to adjust something or plan a smaller house....

Missing, among other things, are details about the monthly income and the household budget regarding income/expenses.

Best regards

Yes, unfortunately I seem to have ended up in the wrong area, I don't have any questions about financing, it's about whether I'm sure if we can realize our wishes with our capital (see above) or if I should/must cut back right away or plan the house smaller. Sorry if I ended up in the wrong area......
