Do you have ideas for designing our floor plan?

approx. 120 sqm living space and max 145 sqm floor area, because in [Grundflächenzahl I] the terrace is added. Then comes the long driveway and added ways. Everything was calculated, I have to look for it, then I can put it in.

I reduced it a bit, but I like the one from ypg better.

As already mentioned, approx. 120 sqm living space and max. 145 sqm building area.

Plot 431 sqm
Site coverage ratio I 0.4 172 sqm

House 140-145 sqm
Terrace 15-20 sqm

You can also make the house width 9.50, then the hallway will only be 1.20 and you also take 30cm away from the living area. It will still be spacious. The corner will be your official terrace of about 6sqm... what is created behind the house... does anyone care? Is the Terra covering actually checked afterward? If the covering is water-permeable, there is nothing against it if it gets bigger?! I now have no problem putting a neat gravel bed in front of all my exterior doors, on which I will put a few chairs or benches :cool:

I was told that water-permeable covering also counts towards the floor area ratio. No idea if anyone actually checks that. We will apply for the building permit for the house, small terrace, and driveway. Later carport and covered terrace ... here in Lower Saxony you don’t need a building permit for either (up to a certain sqm).

Only if someone ever checks and it is too built-up, then you have to expect a fine and demolition.

But for me, it’s not about the building area but generally about the living area and costs; everything has to somehow stay within limits ;)

ypg thanks for the nice design, but unfortunately the size just doesn't fit. Personally, I also don't like that the children's room is so close to the living room and utility room.

Regarding the overview:
A 3m distance must be maintained everywhere. The carport, etc., can be placed on the property boundary.

To the north are all the terraces and to the south the street, and only the neighbor (on the right) has a terrace there, but mostly sits on his north terrace.

How would you position the bungalow on the property? Where would you place the terrace, carport, and living/dining room (cardinal direction)?
