I really like this approach. I haven’t found anything like this online. I have definitely saved over 200 floor plans here ;)

Only the building area of almost 160 sqm is too large. It should be max. 145 sqm, but I like the approach.

At 0.4 you are allowed to build up to just under 170 sqm...
An architect needs to clarify that for you... possibly you have to sacrifice half a meter in length because the roof overhangs (I believe) are still included in the calculation...

Sure; but primarily it determines the max. gross floor area and 16 x 10 is too big for the OP. Hence my question about the desired gross or living area of 145 sqm.

Only some don’t have the imagination or the courage to juggle with partial areas or to give the rooms different names ;)

170 sqm including the terrace and that will be tight. Roof overhangs up to 50cm are not included in the calculation.
