Do you have ideas for designing our floor plan?

We have a plot 16m wide and about 27m long.
Floor area ratio I 0.4
Floor area ratio II 0.2
So we can build quite a lot.

The street is to the south and seems hardly used.

We would like the living room to be in the south, but the terrace in the north/west (see picture).

Why do we want that? To the north, there are only terraces and gardens around us. The view is much nicer. To the south, there is only the street, house entrances, and driveways.



None of the designs have pleased me so far, and that’s why I’m not posting any here. (also because of the copyright :D)

Does anyone maybe have an idea? Feel free to send it via PM and I will also give my private email address.

How about you list some requirements? Let's start with maximum square meters, number of rooms, open or closed, etc.

Hi, many people probably don't know what floor area ratio means. Neither do I. Maybe you should just include the number of floors and the floor area of the house. If none of that matters, at least please write how many square meters you need to live...

Oh right, I totally forgot that.

115 - 125 sqm living area (I also count the utility room). No basement. Bungalow (so 1 story). The building area is approx. 135-145 sqm. Living / dining room, kitchen, children's room, bedroom, study, bathroom, guest WC and utility room.

Living and dining room (approx. 30 sqm) can easily be combined. I would like the kitchen to be separated and maybe big enough for a small table for breakfast. Study approx. 10-12 sqm, bedroom approx. 15-17 sqm, children's room approx. 12-14 sqm.

Actually, I do not expect any planning or any kind of draft here.
But rather an idea of how to get onto the terrace, because the living room will be located in the south.
Or maybe position the house completely differently.
Otherwise, you will probably have to place the house further back and make the terrace face the street.

Just go to any prefab house site or solid house provider site. There are 100 different floor plans. Choose one, and take it to a provider or an architect. I think as a layperson you can make some sketches, but you cannot create a meaningful and technically correct plan. Because I am sure hardly anyone thinks about the lines that need to be laid.
