So you are allowed to build those kind of awkward 1926 small town train stations, yes.

I cannot recognize a responsible usage template ("table") in the image, since there is a "Knödellinie" between the one pointing to 7058 and the parcel 7056 of the TE; the responsible one is probably the one pointing to 7082 (but it is cut off at the bottom edge of the image).

The two-headed arrow in the construction window says: Ridge direction North-South.

No. The one pointing to 7066 or 7090 (but not even cut off, rather far outside).

If there is still a free plot in a development plan area from 1982, you can no longer expect a prime spot.
Although there are still a few building gaps nearby with better conditions. But they have probably been in family ownership for 35 years, reserved for the grandchildren.

Ok, that means 31m parallel to this street, right?


So with a plot area of 731m² I am allowed to build on 365.5m²? I assume that counts for both floors combined (182.75m² per floor), right? Except terrace and garage?


Ok, so only gable roofs are allowed. According to the plan, exceptions include hip roofs. Are dormers generally allowed on GR?

Floor area ratio 0.32 means 32% of the area can be built on. Garage and terrace count half.
Floor space index 0.5 means the total area of the ground floor and first floor, if present, must not be larger than 50% of the plot area. Clear?

Yes.

731m² * 0.32 = 233.92m² may be built over. Theoretically, that means 15m * 15.60m, which your building envelope does not allow though.
731m² * 0.5 = 365.5m² is the maximum floor area allowed. This is the sum of the areas of all full floors plus the areas of living rooms and the staircases and corridors leading to them in partial floors.

Your development plan is from 1982, so the 1977 Building Use Ordinance applies, meaning terraces and garages are not counted.

Do you perhaps mean dormers or cross gables? Anyway, all is allowed.
