Do you also have the plan with the legend? I would like to take a look at it, since you can’t simply disregard the development plan. Did you overlook something there? Unfortunately, I can’t access it online because I would probably have to provide an address, which I don’t have. Please do it yourself and upload the plan here. Thanks

Which would probably dispel the rumors even faster: for a contiguous development with a "six-family house," only the building windows of plots 31/39 and 32/38 (approximately opposite the dead-end street to the transformer station) as well as 44/45 at the exit are suitable here.

E1 only allows two full floors, and the contour lines here do not allow for much experimentation.

These three potential semi-detached house plots each accommodate two two-family houses plus granny flats (so double three-family houses). But only these three in the entire settlement concerning the E1 plots!

Don’t you have a parking space ordinance in your district? Usually, this stipulates that one parking space per residential unit must be provided. And this often makes it difficult for plots and building envelopes designed for single-family houses.

It depends on how large the apartments are supposed to be. With a plot of 700 sqm, a GF of 700 sqm*0.7=490 sqm is possible, net about 490 sqm*0.8=392 sqm, which makes about 65 sqm per apartment. Not exactly big, but feasible. And the hillside location also favors this, as living space is possible in the basement, which is not counted towards the floor area ratio. But I share your opinion: Even with single-family homes, you don't know who will move in. A sociable family with regular barbecues and membership in an MC can cause significantly more noise than six singles who work all day and go to town on weekends. If this is so important to you and you have made it known, I wonder what kind of expert that was and what he checked. The development plan with its height restrictions already ensures that this will not happen.
