Because he could not give an answer after several inquiries and we wanted the property. Otherwise, we won't get any (too old), there are no offers here in the area. We have already joined the [Bauherren-Schutzbund], but also too late. We know that now. Before, simply naive and stupid.

No, we only have to pay when we buy the property. -->Property price and the notary fees, later then the costs for the building application and the charges.

phew, that doesn't sound good at all.

I would just advise you to get legal advice now. Maybe there is actually a way to exert legally effective pressure. If you're unlucky, the developer doesn't want to start building until everything is sold. Then he can build "all at once," which of course is cheaper for him. But then it could really take a long time before it gets started.

I just hope you don’t also have a price escalation clause in the contract that allows him to wait for years and then increase the price as well?

The Real Estate Agent and Developer Ordinance stipulates a payment plan. A maximum of 30% of the total amount is allowed AFTER the start of earthworks. You don't have to pay anything before that.
The Real Estate Agent and Developer Ordinance is binding!!
But the notary should also explain this to you..
