One more question: How can I find out if the municipality has a right of first refusal for the property?

The matter with the soil report is not a problem, the expert already knows what he has to do. The right of first refusal will be checked after the notarized contract is signed, you will not receive any information about it beforehand, at least not from us.

The right of first refusal is visible from the land register. You can already get a copy of the land register beforehand.

Oh, that is a strange regulation. I basically have to check everything from the contract about financing and the notary, and then it might turn out that the municipality wants to buy the property itself?

It is always like this. The municipality always has a right of first refusal because when a sale takes place, it checks whether it could use a property, for example, for a road expansion or similar. However, there must be a concrete reason or the municipality must be able to derive a benefit from the property – a normal residential house on a residential street is not considered, so waiving this right is just a formality.
