Are ancillary construction costs for a single-family house realistic?

Who will submit the building application? Who will do the execution planning, structural analysis, thermal insulation, etc.?

I would plan a bit more for earthworks. Assuming you have to replace 50 cm of soil, that adds up to quite a few cubic meters.

Insurance 500 euros? Which ones have you planned, do you already have quotes? If not, rather 800 - 1,000 euros.

Soil survey should generally be around 1,000 euros including VAT.

Carport/garage is a broad term. It depends on your wishes. A simple carport will certainly cost less. A brick double garage with storage space plastered onto the house will definitely cost somewhat more than 15,000 euros.

The same goes for exterior facilities, you have to assess that yourself. Do you have to pave a lot? 100 sqm of driveway quickly adds up. Stairs, retaining walls, terraces, water features, wildlife park....???

For 10,000 euros, however, you should at least be able to enter the house properly without having to climb over pallets.

Possibly also include moving/double burden/lamps.

Costs for carport/garage can definitely be higher, it depends on the design. Is it a prefabricated garage, built from bricks, etc.? With an extension/storage room? For example: we have "only" a carport, but approximately 6m x 8m with solid wall elements and two storage rooms (trash/gardening stuff) with a green roof. Total costs: approx. 20 TEUR

While we're at it: I also took the liberty of creating a list in which I summarized all kinds of positions that might play a role in the construction and assigned them "approximate values." What do you think... did I forget something somewhere, too much or too little... or whatever? I am aware that none of this can be planned exactly and may deviate up or down in certain positions. I'm only interested in a rough estimate. The building permit, structural analysis, etc., will all be handled by my contractor, from whom I will ultimately receive a total offer for planning, shell construction, and roof. I just want to keep an overview and know if at individual positions I am completely off reality.
