Detached house, 2 full floors, 170m² living area, trapezoidal plot

Unfortunately, I can’t really warm up to the ground floor. The staircase entrance is narrow and tight but probably the most frequently used spot in the house. It’s already annoying just to look at it when I imagine carrying the shopping bags all the way to the kitchen together. Where is the terrace planned and the doors to it? Does the office downstairs really need 16 sqm?

Upstairs, the bedroom door clashes with half of the dressing room door. Quite a lot of door banging. A 14 sqm bathroom with no bathtub is really meager.

The price estimate is also somewhat cheeky. Between 520 and 610K? What are the options that make the difference?

Hello Katja, thank you very much for your constructive feedback! The terrace is planned to the south, adjacent to the living room and kitchen. The office is intended to have the possibility for the child to move there sometimes and have their “own zone.” It will also function as a guest room, where a pull-out sofa bed (with the existing desk) should fit. A bathtub is currently just a dust catcher for us because it is only used twice a year. For a baby, I see portable tubs as an option. The stair landing is also too narrow for me – here we would possibly enlarge it, as space is needed at that age for a stair lift. Thanks again and best regards Jenny
