It is possible. We have that here. Consistently no new building areas and funding for demolition/new construction/renovation. The house must be vacant and then used by the owner themselves. Unfortunately, the funding barely covers the difference between demolition costs and land value. Therefore, there is discussion that the municipality should pay more.

And the hectare brings about 1,000 euros in revenue for us; from that, seed costs are deducted and each pass costs a good 100 euros. In the end, about 100 euros remain for rent, wages, taxes. Without subsidies unprofitable, and these prices for farmland are unaffordable. Costs per hectare of farmland here with us around 50,000 euros. My part-time farmers recently calculated this for me.

Land is scarce. Building land and farmland. As long as there is potential for housing construction in town centers, this should be promoted and not urban sprawl. It should be possible to plan apartment buildings with maximum soundproofing and large terraces. Or, as in our case, to apply pressure to occupy the empty town centers.

I am a fan of terraced houses: if you give them 2 meters more in width, you have a higher standard of living than if everyone has a 16-meter-wide plot of land.

I always find it a pity when these houses are devalued. Some detached house residents have a somewhat blasé attitude towards terraced houses ☹️[emoji848]

We had a detached house, you couldn't hear anything from the neighbor. And if you did, it was through the windows (built in 78).

The atmosphere was just as describes it: campground atmosphere, where you either greet everyone or properly and politely look away when the closeness becomes uncomfortable.
But you are actually more to yourself because you don’t even see the neighbors to the left and right.

Are the settlements with single-family houses and [Karnickelauslauf] really better than a terraced house? I can't imagine that.
