Terraced house as a homeowners' association or better alternative

The provider operates nationwide, to my knowledge with a standard that does not vary locally within a model year generation, and has been on the market for several decades. That means you can find out how the properties are valued on the market when ownership changes. As far as I know, they are considered similarly valuable as others, so they are not shacks that no one would buy.

The product has been successful for decades, so apparently not only bought by fools, however it does not suit every type of homebuyer. Those who live in them are mostly satisfied with their decision; those who have decided against them usually complain that the construction is too "rigid": too uniform, in design too reminiscent of panel buildings or even prefabricated garages.

If I were pondering such thoughts, I would probably just drive somewhere and talk to the residents: on the website you should find several developments less than two hours away by car that have been occupied for several years (or even those in which ownership changes have already taken place).

That sounds very interesting. Maybe you can share a bit of your experience. How long have you been living there? Where and with which provider was it built? Are you satisfied and why are you now looking for something new? How much do you pay as a maintenance reserve?

I thought the same; if they build the same houses hundreds of times across Germany, then neither they nor the buyers have probably had such bad experiences with them. We will take a look at the show house in Cologne in the next few weeks, and if we like it, we will look at the projects under construction and the already completed areas.

I read residential ventilation, but no underfloor heating. Is KfW55 even possible with radiators?

I see painting-flooring costs at about €15,000 if you have it done. Plus parking space, plus hedges and lawn... I actually like these standardized terraced houses... I also like Plattenbau, you always have to look at it positively and not compare it elitely.

The terraced house is not a single-family house, and it doesn’t have to be. Every building type has its target group. It would be wrong to buy this house and dream of a single-family house. Then you won’t be happy. Also, fulfilling special wishes in every room makes the house expensive, but you probably won’t get that money back on resale. Smart home? You don’t need it in such a house. Take three steps and you have a switch in your hand. The heating doesn’t need to be set very flexibly. A dusk switch and motion sensors for outdoor lighting are enough. Note: for a home you have to pay more additional costs than for renting. For me, such a house would be a starter property: happy with neighbor contact as long as you and the child are at this “communicative” age, later possibly more privacy through a new purchase. If you are already a loner and have problems with other people, then forget it. Because it will be similar there as on a campsite: close neighbors, you join celebrations, in case of disputes you look away.

Terraced house is just the same. I know that. And whoever likes a campsite, likes that too. Therefore, my like for Yvonne, also because of the statistics.....K.

Committing to a townhouse when you actually dream of a single-family home is, in my opinion, a mistake. I also see too much frills and fuss here that make a house expensive. If the desire for a home of one’s own is really at the top of the wish list, I would save firmly for another 2 years to show 100,000 euros in equity. Beyond that, then thoroughly rid the house of unnecessary frills and build ruthlessly cheaply. Many things can be planned as optional for later and then possibly retrofitted (having empty conduits installed, etc.).
