If you rotate the island by 90° and add a kind of counter towards the dining area, you can no longer look directly onto the countertop.

The barn windows are still all variable. It would of course be an option to have only two southern terrace windows and the stove in between. My concern about this is that from the dining table I would only be able to see the stove and not directly into the garden. Additionally, I would no longer have a "straight/direct" path to the living room.
As for the type of stove, I like the "Nußdorfer Kachelofen" (the first two pictures - may I refer to it like this here?). Although a direct connection to the stove does not have to be.

As I wrote above, I assume EUR 370,000 (medium standard). Added to that are the usual suspects like painting work, floor coverings, garage, incidental construction costs, and extras. Excluding the brine-water heat pump, I would estimate EUR 450,000 if you carry out painting and floor covering work in EL.

For the brine-water heat pump, it depends crucially on the ground conditions and how often and how deep you have to drill. Anywhere from EUR 10,000 upwards is possible. Just get a quote made, then you can better assess whether a brine-water heat pump might be an option for you. I assume you also have a budget in mind that you do not want to exceed ;)

I originally roughly calculated with €1800/sqm (including incidental costs), since a friend - who also built with the same architect - ended up at about this value. However, he built in Bauhaus style and has an air-water heat pump. I definitely do not want to spend €450,000. So it means taking out the red pencil.

The neighboring property owner (180sqm house) had to drill 146m deep for his ground-water heat pump.

I am attaching the section. The wooden structure is indicated here.

Uihh... quite tall, the dormitory with its 10.5 meters to the lean-to roof extension.

I would use the red pencil there and shorten the house by one floor so that the proportions are right... unless the attic absolutely has to store hay :)

The roof is this high because it has the same angle as the existing house and visually adapts to it. In the elevations, this had never struck me as negative before. Neither hay nor money is to be stored in the attic. The plan was to convert it for the children if necessary. But of course I agree with you that this is an area where cuts can be made.

I would keep the angles, just choose the knee wall of the upper floor slightly lower. However, I don't have the floor plan in front of me right now, so I'm not sure if it will work with the shower and windows.
