Yes, that is also our situation.
Finding a suitable developer is not easy – we also have the problem that the companies somehow all take forever. I think it’s too long to have to wait 4 weeks for an offer.

For us, the building permit takes on average half a year – so we are planning to start construction in 2012, but if we don’t submit the application this year, it will become difficult as well.

I can only advise you, forget about starting construction this year!
Better take your time to find a good developer and plan the construction for spring. You will probably live there for the rest of your life – so a few months won’t make much difference.
The weather is slowly getting worse, too – remember that the building also needs to dry – and that doesn’t work well in winter.

Maybe I can still help you a little. The "shell" is up, next week the underfloor heating will be installed, then the screed, after the drying phase even the floors/walls/sanitary facilities. Bien-Zenker prefabricated house timber frame construction, 134 sqm living space + basement (with 12 cm ETICS), cross gable (of course costs extra, but brings a nicer spatial feeling + extra space in the children's rooms), large part of the basement heated, underfloor heating throughout the house, KWB/heat recovery, brine-water heat pump with deep drilling, new kitchen, children's rooms, really nice tiles (and those unfortunately always cost more) and laminate, nice sanitary fittings, plot fully developed with utilities, electricity, water, telecom, garage/carport with a gable roof on top – that’s about 320,000 already. Without outdoor facilities. For the paving and terrace, lawn edging around the house, small bushes around half the property, etc. I estimate probably another 5 - 8 thousand. But here we can contribute our own work with friends. Overall, the basement (including windows, core drillings, and drainage around the whole house) costs 40,000. We could also have left out the gable, the KWB, or the brine heat pump, underfloor heating – another 30,000 less. But you’re always torn. The house should be our home for the next decades, for me and my wife. Where the children might live someday, you never know... – and therefore you decide on some things that are personally important to you, and those simply cost money. I hope I was able to help a little as well.

I've been looking for a while now. And I'm looking for something affordable, but good. Regarding turnkey, I have currently ended up with Danwood (prefabricated house) or Brale (solid house). Hagemann Haus builds almost 100% defect-free, as can be read online. But everything is getting more expensive than my husband wants (he would prefer shell and roof for a maximum of 100,000 and pay for the trades little by little out of his own pocket). Maybe it will be a kit after all? At the moment, I am still looking for the right room layout and house shape (1.5 stories or a bungalow after all). I can only advise you not to rush anything and to search carefully. I keep finding something new, a hint/tip to a good affordable company or changing things up again. Have you already planned exactly what you want? How many rooms of which size? I think this is where you should start and then find the right company for it. Possibly Danwood or Brale...
