Hello,

that's interesting. Will it also be a two-family house? Who are you building with?

Do you mean that including land it comes to 300? Or without land?

And do you mean 235 including finishing or without finishing?

I know the one with the 4 letters quite well from the inside – also their calculations. I found the other one from Hamburg on the internet. As a result, I can see that you are now getting an offer from a rather expensive and an unusually cheap provider.


Basically not, if you know what you want. It is important to read the BB like a report card; if it’s not in there, you haven’t bought it! Make a list of what is important to you and go through the BB accordingly. Then I would recommend to you – as to anyone else – to talk to your house bank. Ask them to obtain a credit report on the last two providers that appeal to you. They won’t be allowed to hand it over to you due to data protection, but they will certainly help you determine whether these are reputable/solvent companies; whether you can continue negotiating or should rather make a controlled retreat.

Then you can also go to the energy agency or to the consumer advice center. The latter has developed a 30-page form intended to assist every potential builder; examined closely – I took the trouble to fill it out – it does not, in my opinion, fully help builders because it leaves out important questions like securities, for example. However, where the consumer advice center can be useful is in receiving feedback about providers, which might also answer your last question.

No, it will be a single-family house, although in terms of size it could have been done as a two-family house if the attic had been designed differently. There are now 2 large children's rooms (18 and 25 sqm), a bathroom, and nearly 40 sqm of attic.
The 235 includes finishing, turnkey including painting and flooring.
I have included the land in the calculation, but it's not really significant for me (600 sqm = 29K).
The executing company is Rötzer Ziegelelement Haus.

Hello,

that is a very good offer then. Our offers are somewhat higher but not turnkey, rather with partial areas as DIY work. I will probably get another alternative offer as well.

Or let's put it this way: another company would have built us a bigger house, with better equipment for 30K less. Offer, construction contract, etc., everything seemed perfect. That's why we didn't take it.

That is normal because the providers do not yet know anything about your property, the soil conditions, etc. – how should they then calculate the removal reliably?



Look, I give this list to every interested party during the first consultation. On the one hand, because I know that some "competitors" sugarcoat these figures and on the other hand – even if I might not win them as a customer – so that they do not fail with their financing, at least in this point.

Additional construction costs that should be considered in every house construction/financing calculation:

1. Plot

- 3.5% real estate transfer tax – varies by municipality
- possibly brokerage fees, approx. 3.5% of the plot price – varies by municipality
- approx. 1.5% notary fees, calculated from the plot price, 3 x entry in the land register (1. reservation of conveyance, 2. transfer of ownership,
3. entry of the mortgage)

2. Financing

- possibly advisory/closing costs for financing, approx. 1.5% of the entire loan amount
- approx. 0.25% commitment interest, based on the loan amount

3. Construction preparation

- approx. €2,800 - €3,200 surveying services (qualified site plans / height survey /
staking out / building survey)
- provision of connections for construction water / construction power, approx. €6.00 - €8.00 rent for standpipe/day,
approx. €300.00 rent for construction power meter and its consumption costs
- fees (for house number, drainage permit, building permit), approx. €1,000.00 –
€1,500.00, varies by municipality
- builder's liability insurance approx. €80 - €150.00/year, depending on the insurance company

3. Earthworks

- removal of excess soil (normal soil conditions) for cellar, approx. €1,500.00
- internal development (wastewater/rainwater pipes), approx. €2,500 – depending on pipe route
- inspection shafts, soakaway or infiltration shaft, approx. €1,900.00 - €2,200.00

4. House connection costs

- electricity/gas/water/telecom, connection to the sewer, approx. €8,000.00 - €8,500.00 – varies by municipality

5. Fees

- acceptance of the drainage line, approx. €150.00 – varies by municipality
- chimney sweep (acceptance of chimney / gas system - note fee charged twice),
approx. €200.00 – varies by municipality
- cadastral office (transfer of surveyor's data into the property map), approx. €150.00 – varies by municipality

6. House

- painting/wallpapering & floor coverings, textured wallpaper and tiles done as own work
approx. €4,000.00 - €5,000.00

7. Outdoor facilities

- outdoor facilities (pavings), own work approx. €2,000.00
- terrace (earthworks, slabs), own work approx. €2,000.00

Total approx. €30,000 - €35,000

This list should make you a bit "smarter".

Oh yes, you cannot compare the construction costs of "Häuslebauer" with yours, among other reasons because a two-family house requires different sound insulation measures, separation of heating in a separate circuit, etc. than a normal single-family house
