Costs for a single-family house in the northern area of Berlin

Hello everyone,

I have been thinking about having a house built for some time now. Last week I visited a developer who sells land and houses as a package. When I asked how much a house of about 140m² would cost, I was told that a price of 1500.-€ per m² is generally expected. How the house ultimately looks is decided in cooperation with the architect. The houses are custom designed. I also received an offer for 210,000.-€ referring to the construction service description.

What surprises me is that this 210,000.-€ does not include extras except for painting and laminate flooring. This seems quite high to me for the Berlin area. The house is a low-energy house - so not even Kfw70 - built with 36.5cm aerated concrete. The non-load-bearing interior walls, as far as I can tell, are designed as stud construction. Roller shutters are not included. The heating system is a gas condensing boiler. I would consider the rest to be standard. Several colleagues and acquaintances have never paid more than 1300.-€ per m² even with some extras. When I browse the internet, I find that reputable providers list a maximum of 180,000.-€ for the equipment. Also, when I use a house price calculator, I only reach 200,000.-€ in the Berlin area if I want exclusive equipment. Otherwise, with standard equipment it is 170,000.-€ and with premium equipment 185,000.-€.

What do you think? Is the offer too expensive???

I have attached the construction service description without any reference to the manufacturer.

Hello Logomir,

the 1500 euros are already a absolutely realistic guideline. However, there really aren't many extras included. And above all, no land and no additional costs yet.

I am currently building a KfW70 without a basement myself, and for me, the 1500 fits quite well.

However, I have not read the construction service description. The devil is known to be in the details here. If you compare the construction service descriptions from different providers, it all sounds the same to the layman – and all great. But if you let an expert take a look, first of all, they will tell you why the prices are so different and what one provider doesn't include that another does.

So be careful! Two identical houses with the same equipment and quality always cost the same money. If the prices really differ significantly, the services of the providers will certainly differ as well. (Slight regional fluctuations aside).

I have to ask a stupid question again. Are the architect services included in these €1500 in the super invoices? And if so, which ones? I would argue that construction supervision is not included. A prefabricated house provider usually does not offer it to the extent that an architect does. The company might come once a week, the architect depending on the construction phase 2 to 5 times. Not to mention the fittings. Therefore, it seems very risky to me to calculate like this anyway. So the question should be: what services are included in the €1500? Not only structurally but also professionally.

Hello,

as mentioned, the 1500.-€ are without any real extras. No KfW70 house, no shutters, no clay roof tiles, and no special heating technology. The front door of the house may cost a maximum of 1099.-€. So basically everything is just lower standard - and for that, I find it too expensive. The ancillary construction costs + outdoor facilities according to the construction service description were offered by the developer as a flat rate of 40,000.-€. However, the offer also includes another 14,000.-€ for the foundation of the property.

So construction supervision is carried out by the site manager of the construction company. That's what it says in the construction services description. According to the construction services description, the planning services belong to the ancillary construction costs.

But that's exactly what I said, he doesn't come nearly as often as one specially ordered (e.g., architect).
