Hello,
The Berlin surrounding area is (still) cheaper than, for example, the rest of the country. Therefore, it decisively depends on the providers you requested and what is included in the €1,200.00/1,300.00 per sqm/Living space.
Only by having various scenarios calculated, for example by a technical building services planner. However, I strongly doubt that everything in solid construction from KfW 55 upwards will amortize before the technology fails.
No. If you want to build strictly according to the Energy Saving Ordinance, I would at least make sure that the building envelope is suitable for KfW 70; you cannot just retrofit that easily.
Rhenish regards
I have now obtained several offers from developers. These are all on average about €1200-1300 per m² for a city villa including planning services for a KfW 70 house with medium specifications. This roughly matches the figures from my colleague.

How and where can I find out – that is, have calculated – whether investing in a KFW70/KFW50 or KFW40 house is worthwhile at all in the next 10-20 years because of energy savings –

Or whether it is better to build normally according to the minimum requirements of the Energy Saving Ordinance 2009 – but in such a way that later modernization can be done with less technical effort.
