Cost planning for earthworks

Hello everyone!

My first post since we started planning to become builders ourselves.

It's about the calculation. Specifically about our earthworks. We know the following about the plot:

- it is 374 sqm in size
- the house has external dimensions of 9.27 m x 11.07 m and will be built without a basement on a ground slab
- a garage and a parking space in front of it are to be built
- we currently have a difference of 1.30 meters between ground level and OKFmin, so about 90 cm to the underside of the floor slab
- our builder is bringing 40 cm of capillary-breaking material for the embankment (free of charge, or included in the house price)
- according to the site soil report (attached, from page 33 Baufeld WA 4a*) around 40 cm of topsoil must be excavated on average
- if I understand the above report correctly, no soil replacement has to take place

I wanted to ask what cost one can realistically expect (excluding house connections, which I calculate separately). We are currently assuming around 30,000 euros. The internet says something from 5,000 to 80,000 euros, which doesn’t really help me. Certainly, the soil conditions are not the best because of the high embankment.

For 30 k€ I would buy an excavator and host bachelor parties on the property :) But seriously: you seem to know exactly what you need. Why don't you get quotes from three local companies (you have to anyway), then you have the exact costs, and no from...to and "here in Unterschnufingen I paid xyz".

Good idea, but there is a construction obligation :D

That's true, but we are not that far yet and still have to start calculating, hence my "preliminary inquiry" about experiences. A number rounded to the nearest 5,000 would be enough for me...

I can tell you our numbers. We had to excavate a bit in the house area (70 cm) and fill it with sand. However, not over the entire building area. Part of it was already included in the contract. For a house measuring 9.2x12.1. Invoice from 12/21; all net prices. Lower Saxony.














Excavate additional topsoil approx. 20 cm (303 m^2) 290 EUR
Deliver and install additional fill sand (210 m^3 / 400 tons) 3,500 EUR
Construction road (77m^2) 900 EUR


So the sand is expensive. Or rather the disposal, when something has to go to the landfill.

your costs are very cheap. I paid 4800 for about 200 cubic meters of fill sand. And that was not to be underbid by third-party offers either.

Since our first invoice for the earthworks is available, I might be able to contribute something as well. I'll type it out. Please ask for details if interested, otherwise I might write too much unnecessary information. And the work was carried out first-class and on schedule. :)

Excavation pit on average 1.0m for stepped foundation cushion excavated according to profile, excavation stored sideways on the property, topsoil stored separately, disposal of excavation in a separate position 109.33 m³ at €14.80 each
Geotextile delivered free on site and installed 128.62 m² at €2.45 each
Concrete recycling 0/45, certified, FSS free delivered on site, installed and compacted in layers as stepped foundation cushion, average height 1.0m 102.90 m³ at €28.50 each
Crane parking/Garage/Carport and driveway, soil excavated up to a thickness of 40cm, excavation stored sideways, concrete recycling 0/45 delivered free on site, installed and compacted in layers, usable as base for later paved area/driveway 60.12 m² at €27.50 each
Scaffold strip creation, soil excavated up to a thickness of 20cm, excavation stored sideways, concrete recycling 0/45 delivered free on site, installed and compacted in layers 32.60 m² at €18.50 each
Load excess soil/displacement material, transport away and dispose at contractor's discretion, soils >Z0 only after analysis by client, quantity only excavation foundation cushion, billing by weighing slip/delivery note 212.94 t at €18.80 each
Stainless steel foundation earth conductor, ... 44.60 m at €8.70 each
Connection flags for foundation earth conductor made of round steel, ... 3x at €75.00 each
Connection to existing shaft 1x at €165.00 each

Altogether it has cost €14,914.91 so far minus 2% discount. However, at least one more invoice will follow for further items.
