Crazy how many differences there are. I find it a bit strange that your architect apparently didn't point out this overpriced offer to you. He should know the prices somehow from his previous experience.

I don't find that strange - it's clear what the architect has to gain from it. If you want to go for individual contracting with the architect, I would think very carefully about the person again...

For comparison, our offer for a flat roof building with a recessed top floor (165 m²), double garage, no basement, two cantilevers, and 11 m window front:

Approval statics + reinforcement plans
€5800 gross

plus €1200 gross as learning costs for the additional consideration of photovoltaic system and green roof loads, as well as for the change of wall thickness from 17.5 cm to 24 cm brick.

We were surprised and angry that, for example, the loads are apparently not standard and were not specified by us at the beginning. Also that changing the wall thickness entails such an effort.

Note: Define all details from the outset. Hold a coordination meeting after the design statics and document everything in writing!!

We also pay about €6,000 gross for the drainage plan, the building notification, the execution plans, and the structural analysis.

We get a thermal protection certificate from the energy consultant for €600 gross.

I also find €20,000 very high.

So we have also received an offer for the structural engineering planning (including thermal protection/fire protection) of our single-family house. Approximately €20,000 gross for eligible costs amounting to €200,000. Living space including basement approximately 230 sqm. Fee zone III. We will probably build through individual contracts.

It is a lump sum offer. According to HOAI it would have been approximately €25,700 gross. (For service phases 1-6)

Often in the forum it is not specified which service phases are to be provided by the structural engineer.

With the prices circulating in the forum here, I have the feeling that apples are often compared with pears?!

I would find it somehow unprofessional or strange if about €25,000 would be justified according to HOAI, but lump sum offers of e.g. €10,000 are issued. What could be the reason for this? Are the offers not bound to minimum limits? I cannot understand the price differences presented here.

Maybe I have a mistake in my thinking here...
