You should also consider that net income is somewhat reduced with children. With 2 children, if you want to do a lot yourselves... you will hardly be able to both work full-time. Moreover, correct me if I'm wrong, in rural Bavaria the daycare coverage is probably not that great?

450,000 EUR is not enough for 150m²? What kind of houses are you all building?

hm... I’m still at 3,000€/sqm living space, although in this estimate actually (I’m not making the rules, but there was once a calculation leap in this forum that somehow stuck) the ancillary construction costs and good equipment are included.

There is another calculation where you take the house price of, for example, 320,000 euros, then upgrades of 40,000 euros, then ancillary construction costs of 30,000-50,000, then also the painters and floors and voilà, you are close as well...
However, these are always only calculated numbers.
I think with 450,000 euros and your salary as well as equity situation you are doing well! As long as you are fit and motivated, you can still take on one or the other more services. Our is a good exemplary case for that. However, that is practically a full-time job alongside a full-time job. There is no rest there ;)


The “ready for finishing” version is practically just the shell..., without technology and sanitary. “Turnkey” is the word for “floor coverings and painting services included in EL.” But that can also mean that you have to paint the roofing outside or do the plastering work inside yourself or are allowed to.
Don’t be misled by catalog prices.

If the slope does require a basement, there is also the version of the living lower ground floor in the basement with garden access and then the ground floor as sleeping area, so everything displaced downwards without a basement. But then I would recommend a solid house.
It is worth noting that a solid house is much more flexible during planning and construction and you can still counteract price fluctuations in the shell construction. With a prefabricated house, you plan the sockets on the drawing board and then have to wait 18 months for delivery. You have no more possibilities to influence the house.

No, the house is standing :) 2021 prices. If you build now with current prices, it doesn't work, no, no chance. Just wait until everything relaxes again, it will only take a little while for prices to come back because no one is building / can build anymore. The target group has become too small. Of course, you can also start and build a house that meets the basics - simply without large windows, kitchen for 20k, lift-and-slide doors, fireplace, no skylights, no garage/carport, no extra charges for anthracite or the like but everything white/standard color, rough plaster, vinyl instead of parquet and so on and so forth. Then you might be able to build currently for 2,700 euros per square meter, solely due to all the price increases.

Hi, we started building in BW in early 30s in 2020 and moved in this spring. For us, the shell, roof, and electrical work were done by companies, everything else was done in-house. We organized the materials ourselves, drove to the landfill with a trailer, and hired local craftsmen. Plot 712m2 for 106,000€. Construction costs including incidental costs and earthworks so far about 470,000€ for 256m2 house and 56m2 garage with 10kw photovoltaic system. Exterior plaster is still missing (will be about 22,000€) and landscaping (will be about 20,000€), will later build a carport with a gable roof myself (about 7,000€). So in total it will be 106+470+22+20+7=625,000€. Subtracting about 35,000€ for the garage, 106,000€ for the plot, and 20,000€ for outdoor facilities, we come to 464,000€ pure house construction costs for 256m2. That corresponds to 1812.50€ per m2. However, I had to think, plan, and work a few hours every day for two years. The second apartment brings in about 1,000€ rent per month and then everything is quite relaxed with the loan installment.

The house is L-shaped on a slab with 10cm XPS styrodur insulation under the slab. The slab is 25cm C20/25 concrete. Earthworks were 21,000€, because we had to fill up with 800 tons of recycled crushed stone and buried a 5,000L cistern in front of the house. Exterior walls ytong 365mm U-value 0.09. Interior walls partly 24cm lime sandstone for sound insulation and storage capacity for the fireplace and partly made of 17.5cm ytong Ppw4. Living area per floor is 120m2. There are two residential units and a separate 14m2 office and 14m2 utility room for heating and laundry. Total area 256m2. Gable roof 22x10 rafters 35 degrees pitch. Shell was 156,000€ and roof for house and garage 47,000€. Windows are Internorm plastic aluminum triple glazed about 28,000€, two times floor-to-ceiling with 2.4m and 3m but without sliding doors (sliding doors = waste of money). Roof insulation 320m2 for house and garage completely in-house with between-rafter insulation rockwool klemmrock 220mm and intello plus vapor barrier were about 6,000€ materials. We also hung knauf 30mm under-rafter insulation on the slopes between the battens about 400€. Attic completely DIY spruce tongue-and-groove 28.5mm laid about 1,700€.

Interior partition walls, shower niches and shower partitions self-built from 10cm aerated concrete. 900€.

Garage is 8x7m on slab with direct house connection in 24cm ytong with half workshop and half free for lift. Gable roof 22x10 rafters 35 degrees. Shell was 25,000€.

Electrical work 32,000€ from company for two apartments with push-buttons everywhere (here we lost well and potential savings through self-performance would be about 10,000€).

Interior base plaster Akurit KIP lime interior plaster, top plaster Akurit Variostar and FP, depending on room 0.8-1.5mm grain. About 6,500€ materials with mesh and plaster rails. Labor was about 5,000€.

Upper floor ceiling is made of Knauf Diamant drywall. They are fiber-reinforced gypsum boards with extra weight for better heat and sound insulation. 3,000€ material, 2,500€ labor.

Ceiling plaster is spray plaster. Fast, cheap, and looks good.

Photovoltaic 10kw self-done 7,000€.

Heating 9kw Panasonic heat pump Jeisha monoblock with fresh water station and aqon water filter were about 9,000€ materials and 2,700€ labor.

Sanitary installation 7,000€ materials and 3,000€ labor, 3 bathrooms, 2 washrooms, shower in utility room for dog, washbasin in garage, water connection outside frost-protected. All four showers with Hansgrohe Ibox. 2 kitchens.

Fireplace insert Haas Sohn Komfort IV 8kw 1,250€ + Knauf red lime insulation boards and mortar plaster, mesh and granite tiles etc. about 1,000€.

14x interior doors solid maple veneer with concealed hinges Simonswerk Tectus 16,000€, three doors 60mm thick, rest 40mm.

Floor mostly 20x120 wood-look tiles Tau ceramica origin sand, utility room and staircase Bianco sardo granite 30x60. Garage gray R10 tiles 30x30. Bathrooms Tau ceramica corten wall 30x60 floor-to-ceiling. Labor here was around 9,800€ and 20,000€ materials.

Nowadays it would probably be 12% more expensive.
