Kitchen prices can vary widely, acquaintances of ours paid nearly 40,000 euros. High quality. We paid 25,000, large but only medium range equipment. For 10,000 you can also get something, all no-name with doors and few furniture pieces. On average, you are well positioned with 20,000 plus or minus 10,000, depending on your requirements.

There are general contractors who still do that. We also got everything: foundation slab, basement, house with extras & painting and flooring work including materials.

Prices from the OP no longer really fit. It was already like that for us many years ago. Especially at the house exhibitions ... yes, from €206,000 ... yay, in the further discussions it went steeply uphill. Better ask locally, they know how to assess it better. Kitchen for 5 hardly works for less than €10,000, I would plan at least that. We had, for example, €15,000 and were above that...

Roughly speaking, I also think you are missing another €100,000. Especially when you don't know all the details yet, it's always better to estimate on the high side. So, also €2000/m² and not €1800/m².

Has the recommendation to check out the thread on already been made? Read through that thread to see what extra costs arise for a turnkey house. "Bauseits" is the magic word in the contracts.

Sure, you are still at the beginning, but now is the time for lengthy Excel lists with more concrete numbers. You should also take a look at terms like additional construction costs, because your mentioned items do not belong there. Whether you really need another €100,000 you will find out quickly. At least you still have to price in all your missing items like, for example, earthworks.

One more note: An architect-designed house may be cheaper than a prefabricated house. But the trick of the architects is not to include their own fees in the comparison. Read up on how expensive an architect can be.

About the kitchen prices. you are crazy. For 5 there is 1 kitchen installed at the Elch and with appliances and many drawers. That is a fact.

Only in this example kitchen does it become clear how nonsensical, in parts, the whole discussions about prices are.

Not even the fact that one person would not install a kitchen in their house for 5,000 euros, while the other claims that there is no kitchen for that price!

Man, people are so different, the demands so varied, and on top of that, there is far too little individual information, but that is not possible, that is too expensive, this and that is missing, etc.

Tell me, don't you notice how superficial, generalized, and partly unrealistic the discussions here often are?

Is anyone aware of how big the kitchen space is? Does anyone know anything about the demands and lifestyle of the TE?? Anything??

One thing is furniture, the other is a certain house standard that simply cannot be achieved with a certain price.
