Good day,
I have a question regarding a cost estimate. Years ago, I already built a house, back then I calculated 250€ per m^3 of enclosed space. With a lot of personal effort, I ended up below 200€. Now 14 years have passed and I am no longer up to date. Can you help me with this? I need a guideline value per sqm of living space or enclosed space. It concerns a larger single-family house up to a 3-family house.
I looked around here a bit and saw that sometimes sums of 2700€ per sqm are mentioned and I wonder if I missed something in the world.

According to equipment and standard, federal state and region up to €3000 per m2 all in! So including incidental building costs and outdoor facilities! Higher standard rather towards €3300 per m2!

Yep, 14 years of inflation, price increases, wage increases, profit increases, mega demand, increased subsidies accompanied by higher costs, etc.

With a lot of personal effort, you can still get under €2,000. Otherwise, this should be your starting figure plus ancillary building costs, outdoor facilities, garage, and basement. With better equipment in a booming region, significantly more. Developers, for example, calculate between €1,750 and €2,000 in pure construction costs for a reasonable standard.

You did something right once: you registered in the forum.
You will get a lot of information here.

And you did something wrong: you registered in the forum.
You will soon think that you can’t live without all the frills and that you will never get below 2000 euros/sqm.
The frills are actually mostly reasonable. But while it feels like EVERYONE in the forum installs them, the outside world looks quite different.

I can tell you: we will soon build for under 2000 euros/sqm. Plus 75,000 euros ancillary construction costs.
Turnkey. Bathrooms tiled. The rest of the floor and walls as DIY.
Both approved as well calculated by an independent building consultant.
And that in the Düsseldorf area. So not the cheapest area. (Also certainly not the most expensive)
