We had the opposite example just now (at my parents'). A barn from the 70s with the original roof. Photovoltaics were requested and we thought that it certainly wouldn't fit or that the whole roof would have to be renewed. But the roofer had no concerns and the structural engineer also took another look. So, as is often the case (especially with existing buildings), "it depends."

Wow amazing... Thank you very much for the numerous feedbacks. Tonight I will calmly go through everything and also try to address everything. In general, I can already read "say goodbye to KfW 55 EE and tackle the trades that make sense and with EL it will also be significantly cheaper than 395TEUR". This was also the conclusion of the building surveyor.

I am attaching here a few pictures of the bathrooms on the upper floor and attic, (I don’t have a picture of the guest WC on the ground floor), the rooms in the attic, and the heating room (the oil boiler has been decommissioned), as well as 2 documents (Technical expansion and condition - Expert report from 1999).

Better to overestimate than have surprises...

But this will be expensive. Especially with the extensive renovation, the base could be better, not in terms of substance but location and above all not a semi-detached house.

Even if you get it cheap, you will end up somewhere around 50,000 plus. Isn't there anything better in your area?

Hihi. This is the Cologne/Bonn region. For something "good" you usually pay about twice as much in the surrounding area and still are not in the city.

So you pay more for the region than the object. Then it roughly matches the costs, especially if you don't have anyone in the family.

If you can't manage the complete package right now, I would consider which measures you don't want to do once you already live there. I would then postpone those. Electrical work (a huge mess) and underfloor heating would be such points, possibly also water pipes.

I don't know if you necessarily have to get rid of the young gas heating system now. I would rather renovate the house to be heat pump ready (underfloor heating) and at least renew the windows, as that already saves energy. Also insulate the facade if financially possible. Then at some point later you only replace the heat generator.

Why photovoltaic, is that mandatory? I have one myself and enjoy it, but if the budget is not enough for everything, it wouldn't be at the top of my list.

If you postpone things to later (not until doomsday but roughly 5...10 years), you obviously have to be able to save something until then, otherwise it won't work out. So you shouldn't just get by month to month with the loan for house purchase and immediate measures and normal living expenses.
