Thanks again for the feedback, yes the house ended up being larger at the end of the planning than at the beginning of the planning. I’m glad that we are probably within the normal range for the sqm prices.
Because of the sloping plot, the basement for us is not much more expensive than the slab (unless you build split-level, etc...) and it also provides additional living space with normal windows facing south.
We have now included a +10% option in the loan based on the recommendations here, to still have some flexibility.
We choose our construction companies based on recommendations, but for major trades we try to have 3 offers for comparison. For the shell construction, it was not possible to get 3 offers, unless we build next summer.
The construction companies that wanted to, said immediately or in 2018. So it’s starting right away.
