Convert storage space into offices

Hello dear all,
my dad wants to convert a larger storage room on the 1st floor of an industrial building into offices. The interior dimensions are 16m x 16.75m. However, there are a few things to consider:
- there are quite a lot of columns spread across the room
- my dad would like every 2 offices to share a restroom and a mini kitchen
- the restrooms should be located as close together as possible to centralize water supply and disposal
- at the southern end there is an emergency ladder – the corresponding window is marked in the draft and should remain accessible as an escape route.

It concerns the light yellow area:

Top right on the plan is south – but that probably won’t matter much for the offices. The left half of the building is used for other purposes. At top left on the plan is an annex. Only the purple-colored walls are fixed.

I made a draft. Due to the windows and the escape route, I don’t see infinitely many solutions. I wanted to ask you what you think? Is it possible to place the kitchens inward like this?

Who would want to rent something like this, is there even any demand for it?

Cell offices are rather not in short supply. In something like a startup center, people are more likely to look for a coworking space, don’t need a kitchen with only one user party, don’t mind thirty meters walk to the toilet (and rather appreciate it if it is cleaned by the general facility service). Combination offices and group offices – also for coworking with neighbors – are more sought after. The model of the thirteen-square-meter cubicle I see more likely standing empty or not finding the desired tenants. In this design, I see no area for encounters during lunch, no chill zone, no space for a powerful copier, no reception desk. The shabby private detective at the end of the corridor in an old warehouse in Chicago exists in black-and-white films, but not in the German office space market of our time.

In short: yes.
This is not a startup center and there is no facility service. But leaving out the kitchens or making them extremely small might be better. Yet then the question arises, where are they supposed to make coffee and spend their breaks? What my dad definitely wants to avoid is a shared toilet and a common room for everyone, because no one cleans them and everything is constantly getting damaged. He speaks from experience - we had or have that in the same building already one floor up on the left.
