Convert storage space into offices

I think I wouldn’t make it any smaller and tighter. Kitchen furniture is the least of the problems and Dad explicitly wants a shower included everywhere.

The windows determine the number of offices. The offices will be at most slightly bigger – but I think the 10cm are more important in the toilet than in the office.

If the corridor does not need a window, one might possibly create a second orange office with smaller restrooms/kitchens. But of course, it always depends on the later use; it can make more sense this way.

In the hallway, the 2nd escape route must be kept... it goes through the window.

I would have painted this kitchen anteroom. I would say one kitchen cabinet is enough. Why with a shower?

I would not plan the offices so uniformly. There are also tenants who need meeting rooms and public traffic.

You mean leaving out the wall opposite the cabinets? But then you would always have the smell of food and the noises of the coffee machine, dishwasher etc. in the office. I wouldn't find that so ideal. However, it is such that the tenants can decide for themselves to leave out a wall. I didn't find it so urgent either, but my dad insists. He also said that if employees come by bike, they could quickly shower when it's hot. It is getting hotter and hotter in Germany. Yes, see above. The plans serve to run the pipes and conduits. If someone now prefers a large room, they can gladly leave out walls within a rental unit. Someone can also leave out the kitchens and WCs. However, the rental unit will not change much. Then a rental unit will be completed for viewing. Along with the central corridor with escape route.

Think more about lawyers, tax consultants; it's not so great to welcome clients in the kitchen, walk past desks, and sit at a table where a stack of confidential documents lies. However, more and more meeting rooms have fully automatic machines

Something is missing in the floor plan. I agree more with 11ant. Unfortunately, your father had bad experiences with it.
