Did I understand correctly that you have had conversations with construction companies without currently owning a plot of land? I am surprised that they even have conversations, because as others have already written, that cannot be productive. I would also not rely on test results, because they can usually only describe the large providers, which may perform differently well regionally. A common tip here is to ask about the experiences of homeowners with their construction company in new development areas. And personally, I would not just look at the big names, but especially regional companies where you are not just a number.

No, that would have been too little for us. We expected to enjoy the entire project and not just the result. That is why we chose our service providers accordingly. No. Certainly, there are always moments of confrontation and unforeseen questions. But it doesn't have to mean trouble. Anyone who does not know an alternative leadership tool to "pressure" is of course heading for trouble. Act according to Eugen Roth: "A person behaves like transformed if you treat him humanely." (very simplified but has a lot of truth). Especially if you want something individual, look for building partners who are excited about your project, can contribute, and identify with the result. In the end, it’s okay if it gets a bit more expensive – the money is excellently invested in quality of life and building quality.

Yes. They are not immediately fraudsters just because they pursue customer retention. However, I would react negatively to pressure and coercion. Just read through the forum by also using the search at the top right.

Addendum on the topic of consultation without property.
If you go to a car dealership, get advice on a car, and the salesperson finds out that you don’t even have a driver’s license and don’t know when you’ll get one, then the salesperson’s commitment will rightly decrease somewhat. This has little to do with the quality of the car or the dealership. If the car salesperson nevertheless throws themselves at you and tries everything to explain everything to you extensively, you are dealing with an amateur.
I don’t like buying from amateurs because how am I supposed to rely on their substantive quality if they don’t carry out their job effectively?

With the same standard, the construction method does not affect the price, and the individuality of the planning does not effectively differ significantly either.

I think you can clearly see now that such a signature has rather few advantages for you!
In my opinion, the choice of the plot is so crucial that I would never allow myself to be restricted in this way, especially since I cannot see any real advantage in it either.
Therefore, to your question, a clear NO; do not sign such a contract.
