The time to calmly finalize the calculations is very important. (Luckily, you can pay for the land in cash!!) I wanted to build the parking spaces next to the house (which is already there). I couldn’t detect any "slope" on my property, then the excavation contractor came to take a look. Suddenly it turned out that about 50 cm had to be retained, otherwise all rainwater would flow "backwards" into the neighbor’s garden. So much for "just quickly paving"... You still need a buffer, that cannot be emphasized enough.

I have understood that a reasonable approach (for me) could look as follows:

    [*]Inspect the plot of land with the developer and get initial feedback
    [*]Buy the plot of land
    [*]Make concrete plans with the developer
    [*]Obtain an offer from the civil engineer for the civil engineering measures through the developer
    [*]Receive a preliminary offer from the developer, where all costs are identified
    [*]Clarify financing with the bank
    [*]Sign contracts


Have I forgotten something or is another approach more reasonable here?

Why only the one?
Compare offers from [Tiefbauern].. You have the peace and the time. Use it. You are paying a lot of money and are already mentally committed.

Have the proper soil survey carried out directly, you need it anyway so that a civil engineer can make a decent, somewhat binding offer.

And yes, get several offers YOURSELF. The developer doesn't care which civil engineer carries out the work or how expensive they are, because YOU pay the civil engineer.

And of course, later also other developers.

Developer = Land and house from a single source, so this will not work without looking for a new plot of land.
