That was my first thought too. The all-important question is: who owns the property?

The property belongs to an elderly lady who is selling it through a real estate agent.

I assume that the property was somehow brought to the project developer and he is taking care of somehow bringing everything together. As I understood it, it was also his idea to divide the property, build a semi-detached house there, and bring it to the market in this way. I also see the project developer as a kind of real estate agent or would justify the costs incurred there in this way.

To my knowledge, the building preliminary inquiry has already been submitted.

At the end of the day, both halves should match each other and ideally be joined together, but there is no guarantee for that – if the second buyer is at some point in possession of the (then presumably already divided) property, he can more or less do whatever he wants.

There is no direct obligation to work with the construction company, nor is anything anchored in the contracts, but it is suggested or assumed as given.

One could also simply buy everything, not consider the project developer at all, find a construction partner and then build together directly.

For that, the project developer has scheduled a joint notary appointment - first the project development contract is signed, then the land is purchased. They are not stupid, but I can understand that. And in the end, one might also possibly have even more trouble with the second plot.

Me too: they all want to earn their share, that is their job here. You just don't have to have or commission or want every service provider. Especially not those who actually bring nothing or don't do their job. That was the decision of the old lady, she benefits and feels better with a broker. He sees the exposé and thinks that the property is anyway too expensive for the end consumer on the market, inserts himself between . . . . and offers the service to properly divide the property. And you? How did you come across the project? Now it of course depends on who makes the contract with whom. You (singular/plural) should be the builder later. The project leader just organizes something. How much does he get for that? And then the question would be: when is his success owed? He is supposed to find two builders, right? Actually yes or no: he can build according to the development plan just like you. But there is still the construction company: they will focus on a semi-detached house, not half of one. They will probably only start when both halves are assigned. Find yourself a building partner (everyone is desperately looking for a property, in the past one used to advertise that in the local paper) and buy the property. Honestly: you can manage a notary appointment yourselves too. Finding a building company is also similar everywhere. By the way, it is your right to choose the notary yourselves.
