In principle, the woman can even give away her property and money; future heirs cannot do anything about it unless she were demented.

But people are very communicative, I would bet that someone from the family or circle of acquaintances will immediately check how the properties are being handled. Unless she has already done it herself.

Sometimes people say something out of kindness, sometimes they talk too much, especially when they get along well and have known each other for a long time, but after sleeping on it a few times, they come to a different opinion. And there are people who do not want to hurt others or offend them; they may have problems saying no. And thus, someone has given another hope for a great property and maybe she does not dare to speak frankly now.

If she were, for example, my mother or aunt, I would advise her to check the market price.

I would not get my hopes up further and would only consider the property as an option.

Our acquaintance knows the prices in the area well and finds them massively exaggerated. But of course you are right, it is just an option and we are continuing to look elsewhere in parallel anyway.

I know the prices here (now again) well and also find them excessively exaggerated. From 250 to 700 euros. Right opposite. And I would take that with me too. Who knows what we will need in old age to live comfortably (stairlift, barrier-free, etc.) Wishing you luck, maybe it will work out after all.

You are not allowed to post links here, but try entering 123recht + speculation tax + garden property on Google. It must be suitable for habitation (so not just a garden), but it does not have to have been inhabited and must not have been inhabited by a third party.

They are obligated to provide information but are not allowed to give advice: Your question to Radio Yerevan must therefore be answerable with yes/no: "Is my calculation [as explained below] correct?" Then they have to tell you "yes" or "not acceptable because [a certain condition xy] is not met."

Is it even clarified whether the profit has to be taxed as income at all? There is no speculative tax, after all. If the neighbor has never reported anything about the property on her taxes, then the tax office never considered it rented out and the deadline has long expired, since it was only owner-occupied. If payment is required, it helps to spread the purchase price payment over several years to remain in a lower tax bracket. Otherwise, without preprogrammed trouble, only a leasehold is possible. But the leasehold rent must also be taxed by the neighbor.
