Yes, they definitely know the local market! Whether they are relaxed depends on many factors, but 200k equity as land helps, even if their valuation can be lower.

Anyway, you can talk very well with local banks. With the available land, good income and the project, you are initially welcome customers. In any case, you will get more direct feedback if there are any discrepancies.

If it were not about the value of the object, I would have bet anything that the wife’s fixed-term contract is the reason. 3000 and some euros from your income are not enough for the loan you want with 4 people living costs. The fact is, by the way, the fixed-term contract and not that a new job is very likely. I am curious to see how it continues and I’m keeping my fingers crossed.

So far the best tip here in the thread. Please go once to the local Sparkasse and Volksbank as well as your regular bank.

Maybe Sparkasse + Volksbank are not as cheap as the usual online banks, but they are all the more likely to finance your project... Keyword: regional principle.

I think it is a mix of property value and creditworthiness with the fixed term. An unfortunate constellation. It is also a high construction financing volume. You really should try checking with the banks or consult a large broker.

Thank you all for the many tips and encouragement. Then let's get to work.

At the same time, we are reducing the construction cost and also cutting a bit from the buffer. I was probably a bit too generous there.

And if that still isn't enough, then we have to tackle the job issue first and build later. That would be unfortunate because my wife gave up a permanent job to start at one of the major federal associations of the German economy. And their employment contracts are unfortunately almost without exception project-based.

I will report on how things proceed.
