Hello Kati, yes, I think you might be right there. That the bank does not recognize the full - increased - standard land value is probably a fact. Interesting and I wouldn't have expected that, considering where we are building. But okay. That's how it is. And regarding the time limitation, I also only have the statements from the financial advisors. They probably see it more leniently than the banks. Especially since Corona has had a significant impact here and the banks have tightened the criteria.

I'm keeping my fingers crossed for you with the ING. We were told they are recommended and take a somewhat more relaxed approach. It didn't work out for us, however, without checking the finances, simply because my husband does not yet have a permanent residence permit. They categorically reject that.

I hope it works out with ING for us too. But we can only report back at the beginning of the year when the financing is requested bindingly.

ING (and many direct banks) can and want to do only plain vanilla. A black box simply decides black or white. Local banks and savings banks are more relaxed because people there still make or can influence the decisions.

Yes, we have had the same experience. ING rejected us because of my husband's residency status, regardless of the fact that he has a son born in Germany and a permanent job here. We were successful with two local banks; that did not bother them further.

Why don’t you start the talks already on Monday in parallel with the local banks? Who knows... maybe they will even offer cheaper terms?
