Construction costs: Single-family house in Baden-Württemberg 2019 (KFW 40 plus)

Are you building KFW 40 Plus or Energy Saving Ordinance?

A few months ago, someone landed at 2,500 euros per sqm for a ready-to-move-in mid-terrace house.

Hardly anyone is still under 2,000 euros.
The 2,000 euros for Energy Saving Ordinance with medium equipment did not originate from us.
Do you know the statics?
Do you know the soil survey?
Do you know the disposal costs?

For example, with us, only the hillside wall, the additional reinforcement in the wall and floor slab, the stronger ceiling, the stronger floor slab caused over 200 euros more costs per sqm.
There was not even a digger bucket earth excavation included yet.

It is not unrealistic when I compare my construction project all in.

If it weren't for "various extra requests," every house would be cheap. So much wisdom with so few letters...

You just have to define it more precisely. Energy Saving Ordinance, everything standard, good flat building ground, gas heating, underfloor heating and painting in DIY, only the house without ancillary costs, definitely possible.
But probably very few build like that.

The offer was for a KfW55, without own contribution, with wood-aluminum windows, controlled residential ventilation, 70 built-in spotlights... So not without extras either. The other extras would have come on top.

However, I decided against the offer. We are now awarding the trades ourselves, as many do here in the neighborhood and the prices are unbeatable if you know the right people.

Of course, I could have also gone to Weberhaus, Schwörerhaus, or something else. I even went to Weberhaus once to get a quote. However, they were 50,000 euros more expensive than the premium general contractor from the region, only that the houses are somewhat better insulated on paper is certainly not worth it to me.

That sometimes something extra is added in the statics is quite possible, but it also always depends on the foresight of the planner.



To my knowledge, the original poster had no special requests except for KfW40...

Well, calling 230 sqm a small house probably does not reflect the reality of most new builds. The sqm costs for a KFW 40 plus house have already been investigated by the OP themselves, and they have come to the conclusion that it will cost them around 2500 EUR. If it makes them happy, they can also calculate with 2300 EUR. But I don't think it will be much cheaper than KFW 40 plus with complete outsourcing on a slope.

In principle, I also believe that it can be done more cheaply. Then just no KFW 40 plus, excavation not disposed of in a landfill, EL, trades within the circle of friends ...
