Well, calling 230sqm a small house also misses the reality of most new builds.
I wouldn’t call 150sqm with a finished basement large. To me, it’s more like a condominium character.
But well, to each their own...
The cost per sqm for a KFW 40 plus house has already been researched by the OP himself and he has come to the realization that it will cost him about 2500 EUR. If it makes him happy, he can also expect 2300 EUR. But I don’t think it can be much cheaper than KFW 40 plus with complete external contracting on a slope.
Yes, why is that? Because then Schwörerhaus, Weberhaus, or whatever they’re all called, can sell their overpriced photovoltaic systems and other gimmicks, like e.g. storage, that nobody needs.
I can also have the photovoltaic system offered separately by the local electrician for half the price.
And the 15k subsidy is then simply offset against the house price. ))
